Renters today have more options and properties that are competitively priced to get leased faster!

If they won't pay, end their lease and deduct the cost from their deposit after they vacate.P.S.

Many of the businesses I sell as a Business Broker lease the real estate. 

They pay who ever it states in the lease.  

We try to have all of our leases end in March-June so it is easier to lease the property in the spring/summer.

The #1 reason that Landlords fail, according to the American Apartment Owners' Association, is the landlord's failure to manage to the lease.  

An assistant can do most everything that you need done and they work directly for you rather than a property management company that has several clients and you’re just one of them.Also, again, depending on the location of your properties, have you considered doing a lease with the option to buy?  

I know of at least two big players in the lending space who have begun asking for a higher rate if you had in a sec 8 / HAP leases.
