Implore them to talk to their family and friend to see if they can borrow the money or if no joy, then to start asking charities for rent assistance.

This does not mean that there aren't opportunities there but I implore you not to just look at the acquisition price. 

In the long term I implore that you visit your property as much as possible to get familiar with what you have and never buy out of town, not putting eyes on your investment.
