Even the smallest of imperfections will usually "telegraph" through the vinyl, and dirt can prevent the glue from adhering properly.  

Because I'm so new and working with limited capital, I'll have to say that my plan is to steer clear of high crime areas, homes with structural imperfections, boarded up homes on the same street, significant homeowner improvements, homes that do not cash flow or properties with significant foundation problems. 

However, as a real estate asset owned property and you wanting to pay less be sure to pinpoint the imperfections of their assets.

Of course, every detail counts so it makes it an imperfect science.  

I'm definitely a big "take imperfect action" type person, but I don't want my first flip to be a failure either.

Anyway my point was this last podcast was great, a few tims the focus was about imperfect action instead of perfect planning.

Also thinking the poured in place option vs poured upside down then installed later,,,to be an easier one man band operation,,,more forgiving IF walls are imperfect. 

There are also of course the traditional "fleshworld" sources of finding competent lenders:* Friend/family referrals that closed with a particular lender, esp those friends and family that we think have difficult or imperfect credit/income/asset situations. * Realtor referrals.

Or is the tenant pool for this property likely to bring you less than perfect tenants all over again (argues for living with their imperfections)?

If there is a doubt that the plumbing might be imperfect, you'll have a lot of repair calls and costs.HVAC repair should not be a recurring cost.
