Those that choose to broker real estate without a license end up like this guy did:https://www.myfloridalicense.com/sto/unlicensedact...He had contracts on the properties but Florida realized all the game players and scammers were skirting laws so they wrote the statutes to put an end to that.

hello everyone  first post on this site ,I would like to thank everyone on this site for all the information and advice. reading as much as I can to get informed on the real estate game .playing catch up just so much information .bigger pockets thank you for all that you do.

It's always good to see the game played.

Are there off years, of course, just like any other region NYC is not immune to market conditions - however in the long term, NYC is an appreciation, equity, and tax writeoff gameplay. 

Of course, all of that would go away if they learned how to partner properly and use other methods to close in their name, but, many are just game players.

So, you read reviews, watch gameplay videos, and ask your friends for their opinions.

If you are not a "board game player", you can just come for the food and networking.

I was speaking with an investment sales broker today who said his gameplay is to tell sellers to stay the course and let buyers roll in offers...no need to cut your own legs out yet.
