Anway, I'm mainly attracted to buy/hold positive cash flowing properties, where I would like to build up enough rental income to replace my current income and eventually leg out of my job and do RE full time.

To me, this equates to very low risk for RE investments, as I could always cover mortgage payments of vacancies as necessary.My long term goal is to accrue properties that produce enough passive and active income that I can do RE full time and/or only do technology work only because I want to.

And of course you can make money in a stock market going either up or down, you just need to educate yourself on how to do it, and you need to read the market and be right about which way it is heading (in general).Does this mean I don't wanna do RE investing?

It can be stressful on a marriage if you're not on the same page.Tip...I got a flexible part time job as a substitute teacher...So, if I wasn't working on an extensive rehab, I worked at the school...In the beginning, I painted, cut grass and purchased all material to save $$$...If it's your Desire to do RE and you're 100% committed,  your husband will probably honor that...GL

@Jenet Christiansen  well then if what your saying  is true we will go back to the 70s 80s and 90s were if you wanted to be in real estate and make money with limited funds you became an agent.. the honeymoon period is over.and most the folks that think they are going to get on BP and find deals an do RE are just dreaming..
