Rent collection should not include a monthly drama filled dialogue - you have better things to do with your time.To add to what @Don Daniels mentioned,  I'd check your local laws on the implications of accepting partial payments.

Lastly, stick to declaratory sentences with tenants and avoid dialogue. 

@Luther Wilson III, I appreciate the specification, and know you were just starting a dialogue by asking for a response, which is a great way to make sure people consider all factors when getting started.

Part two, Shawn assisted me with making calls and coached me through the dialogue I should use to be successful.

I'm not sure why they can't at least give you some pics showing the condition and layout of the inside of the unit.When I market my properties, in my ads I show pics of the inside only (no street or address, just city neighborhood), but once I start a dialogue via email with a prospective tenant I give them the address so they can do I drive by. 

After reading through some of the dialogue, it is inspiring to here the basis of the machine you have running for this business.
