If it goes south, you'll have to evict, having the real estate lawyer who drafted your lease agreement has a stronger argument in court if it makes it that far.

I wanted to begin the eviction process ASAP but don't want to wait a month for a court date and find out that it was done incorrectly. thanks for any input

OKC has alot of opportunity mainly because of its low level of enforcement of housing codes, strong landlord laws and conservative judges in eviction court.
