Just curious...did you read the companion book, "The Book on Estimating Rehab Costs?"

If you haven't already I strongly suggest you buy @J Scott's book on flipping houses and his companion book on estimating costs.  

Also, look up what pets have to be allowed and how to handle service dogs vs. emotional companions. 

Besides being a great companion for my daily commute I already have some inspiration to continue listening, reading, and more importantly: doing!

You can not charge rent for a service animal or companion animal.

I think that is pretty exhaustive of which breeds I’ve seen insurance companies inquire about.I haven’t tried to take pet insurance to the main insurance company yet, just something that could work...in theory.On my rentals, I don’t allow pets...and then the PM and I make exceptions on a case by case basis.I think I’ve got a few companion cats (with papers) and a few others paying $25 per month for each pet.
