@Nathan Gogo The tenants park where I ask them not to (constantly), they've never paid rent on time, they leave their beer bottles and cigarette butts on the porch, I could go on but you get the point.

The tenants are smokers, have a record, and are possibly getting a dog (through some type of disability program) even though their current lease says 0 pets.

Not needed if buying for what is owed plus arrears.I've been a landlord for a while and I don't allow smokers or growers of any kind no matter the higher rent.

During the sale, she agreed to a lease.The thing is she's a smoker and I'll ask the people downstairs not to smoke inside.The lease agreement as not yet been signed.Current state of mind : I'll be asking her not to smoke inside.Have you ever lived a similar situation?

On one hand, the unit is coming off being occupied by smokers, so its not a taj mahal, on the other hand, that level of interest at the price 1 month away from it being available makes me think there's room for an increase.I was thinking about messaging each person and telling them I've had an overwhelming response and will be doing 850 instead of 825.

I have a tenant who is generally a great guy, except that he won't keep the yard clean of cigarette butts or dog waste.
