I think you nailed the main chorus for the rap song!

And I can add to that chorus as I have more than 200 investors in my portfolio, all but a handful are fully passive, several to the extent that they don't even reside in this country or continent. 

Sometimes I get the energy to dream up some attack plan on all fronts:-Raise her rent every year (I do do this)-Refuse to fix things (not good at this)-Get my neighbors to bang on her walls randomly throughout nights (they have offered)-Mail her bridal and parenting magazines to remind her of her biological clock (my friend's ideas)-List the unit for sale and show it during her work hours (I would feel bad wasting the seller's agent time)

Nice people (until we terminated the lease), but three dogs are too many, especially when they are seldom outside.Before I get the chorus telling me to screen and we will not have this problem, be aware you are preaching to the converted.  

With the general chorus seemingly trying to promote more leverage, BRRR, and HELOCS or cash outs for further acquisitions, I was wondering whether there was a general consensus on when it is NOT considered a wise decision to cash out refi for the purpose of acquiring more properties, especially in this rising interest environment & near correction speculation. 

Fortunately the small profit we're taking should cover the upgrades the Mrs requested before we move in (plus whatever home depot gift cards we get from the bridal shower of course haha) What made you interested in investing in this type of deal?

Somehow it seems like there should be a chorus singing "Na-BIS-co!"

While I like the other women in our group, and have talked with them all outside the group - I get just as much growth and development from them as I do with the other friends (male) I have made from the group.But I may not be the right person to ask, I also hate baby/bridal showers, book clubs, and any other event with lots of girls unless there is an ample amount of alcohol.  

I'll add to the chorus - you should use it for a house hack.
