I then sent 6 emails over the next 10 days that were not responded to until the last one on 2/29/24, and was told it didn't go out in the prior week, and that your DoC was "hoping it would go out in this week's batch" (3/1/24).

They designed a very nice postcard for me and i sampled a batch of about 1500 postcards to a list I provided to them.My results....7 responses (0.46%).The list was Out-of-State owners I pulled from the tax records, of which I got about a 13% response rate using yellow letters.I'm not going to say anything bad about them, I just don't think postcards work well for finding motivated sellers in my area.

Aloha Khu, you can use tools like PropStream, Deal Machine, Batch Leads, Rebogateway, etc..

Other than the showings (which are batched on a certain day/time), the rest I'm able to do myself.

Hi Ashley, I've never tested Skip Matrix but I've used Batch Skip Tracing and I recommend it. 

Typical first batch of the loan comes within 3 weeks and it is approximately $30,000-100,000, the next batch comes 4 months after and so on and so forth.
