@Robert RixerHere’s my back of napkin approach to easily sort thru MF deals. 

Looking to get that cash back as soon as possible to use it to fund my business.

It is harder to sell on the back end, but I do feel like it is easier to negotiate nowadays.

They find properties and approach Sellers and secure a price, then they seek out an end Buyer (you) and sell it to you at a higher price. 

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or to refund to the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account that is specifically designated for future investments.

At the end of the day, whether small or large deals it always comes down to relationships.

@Peter NeillI see you're back with PPR.I'm considering investing in PPR within my Roth IRA? 

Tenants fool with you and they will end up in the Barrio.. in my court house steps days these were not tenants these were very pissed off homeowners who just lost thier home.. completely different their credit is already trashed etc..

I used to live in Tokyo for 6 years and would like to find a reason to go back more regularly but let me know if you want to connect!
