Unfortunately, I think you'll have a slim margin. 

And agreed it's slim pickings right now in the tri county.  

Seems like it's probably a fairly saturated market with slim margins, but considering it's a hobby already, might as well combine them? 

Your margins are pretty slim if you ever want to move out in the first year.

The chances of going over $10,000 on a residential property in NJ are very slim because most tanks are 550 gallons are smaller and very few, to any tanks, have more than pinhole leaks.

So chances of finding the right buyer, (DIY saving money type), with kitchen size/layout very similar yet flexible - willing to build/spec the cabinets around the size of the counters... is exceedingly slim.

I would have done the same on such a slim deal.

I can accept 10% but I don't deal with anyone that charges 20% anymore.Property management companies have slim margins and there is time involved for overseeing repairs.
