I had a person quote me $1800 for a drywall patch.

Getting mattresses, couches and other large items picked up is expensive.If you caulked holes from the tv installation, it sounds like the patches were done incorrectly and will need to be redone.

I live in a super hot oil patch town and houses sell like hotcakes.

There's also a fair number of folks I've seen that have 1-5 units, hit a rough patch where they have to put in some work and want the "passive" income they heard about, but anyone with experience knows is not a true premise.The syndicators promise the solution to bad tenants, midnight plumbing issues, etc.

On another occasion, I noticed a 6"x12" patch on the wall, recently patched, not yet painted.

The two choices I would suggest is; If the doors are painatable in that they would look like a nice kitchen rather than a patched up kitchen, then you should paint them.Replace the cabinets with an inexpensive imported type of cabinets.

Make sure scopes are the same (does it include patching drywall dings/holes, painting of doors & trim, caulking any new trim installed).Up to you if it's worth your time for the $$.

You will sometimes see requests on your nextdoor or location area Patch updates but they are infrequent.

I'm also just genetically looking in all of Decatur but understand there are some rough patches.

None of the lots were contiguous so can't patch 4 or 5 lots together to make a nice bigger parcel.
