I was looking to get some advice on the best way to finance a small mixed-use property?

Securing funding has been challenging, particularly because my business documents reflect low revenue from only one duplex, and I am currently between jobs.I have identified a reasonably priced piece of land and have saved a small portion of the funds from my duplex sale to invest in this venture.

I once had a cabin in downtown Gatlinburg that had a small sleeping loft that was built out by Dolly Parton's brother back in the 1970s. 

I'm not familiar with your market, but here are some thoughts:750 Sq ft is small for a 3/1.Interior looks like a flip but it seems like it has been owned by the sellers for a long time...so maybe not.They have been trying to sell this property for 6 months and have reduced price. 

There are so many fewer properties of that size.A couple of investors who have been tremendously successful with SFH and small multi - Chad Carson, Michael Zuber.

Need some advice.I do some small private money lending to home flippers.

There is a single family home that was divided and one half has been rented and an ad on small "house" that has also been rented mostly long term.

We recently came upon a small property and are seriously thinking about purchasing our first rental!

We are in Sub-markets, which have led us to having a very small general contracting pool and can't find any contractors to keep up with demand.

I'm still focusing on small multi-families mainly 3-4 units.
