I have finally put a triplex under contract and underwent the house inspection earlier today.

But then we also underwent a renovation program and 70% of our leases are 2 years old or less, therefore pretty much at market. 

@Bradley Snyder - The SkillBridge program underwent a change in October 2021 in which approval for companies to participate as SkillBridge providers was centralized to the DoD level. 

I was wondering if people could provide some guidance or advice they wish they had when they underwent this process themselves.

In approximately one decade, the city underwent a lot of gentrification. 

Purchase price: $285,000 Cash invested: $20,000 Duplex 2 miles outside of downtown Indianapolis. 3/2 and 1/1. 1/1 was rented below market at 900/month, now rented for 1450. 3/2 underwent minor reno and fully furnished to use for short term rental.

I'm asking now before I make the same mistake that others may have underwent.

We will gladly hand them a multi year lease, as we will get another 5 years of no cost.. when the time comes that we are to far under, we adjust to near market prices, and keep going.

BPers, I just officially underwent my tenant from hell experience and must I say I am completely EXHAUSTED.
