How much coverage and what policy is recommended for rentals?

I now have 4 rental properties in Danville Virginia and have not paid much attention to rental insurance the way I should. I called my agent today and asked how much coverage I had for a tenants medical bills in case something happened to them. I was shocked to hear $1000. This scared me and I wanted to know what kind of policy and coverage amounts I should be looking for to protect myself insurance wise.

@Nicholas Preston you agent omitted some very vital info.

It sounds like you have Medical Payments coverage for $1,000.  That coverage is intended to be used if you want to voluntarily have your insurance policy pay for a tenants medical bills.  This avaoids the tenant from having to sue you to "trigger" coverage under the "General Liability" coverage

If you tenant has a claim against you for higher than $1,000, you would file the claim under your General Liability coverage.

So the answer you need is how high of a General Liability limit do you have.  Because anything over that limit would go to you Umbrella policy or fall back on the entity that owns the property.

It does not cost much to have $1,000,000 of General Liability coverage.
