In MA, you just have to pay $500 and fill out a one-pager on the website of the Secretary of the Commonwealth.

There is no clearly "right" or "good" answer for the PA commonwealth.

@Jimmy Luciano - when you type the following into the second of the links I provided above with “Owner” as the search choice:GENERAL STATE AUTHthe search results show all addresses that have that as part of the owner name; the full name includes “Commonwealth of Pennsylvania”, so it would definitely be state owned (not city owned).

Every nonresident property owner shall appoint and continuously maintain an agent who (i) if such agent is an individual, is a resident of the Commonwealth, or if such agent is a corporation, limited liability company, partnership, or other entity, is authorized to transact business in the Commonwealth and (ii) maintains a business office within the Commonwealth.

Commonwealth will do a 30 year loan.
