Purchase Agreement and Type of Ownership

Hi,

I am about to purchase an investment property in PA and was wondering how do it know that i will have Fee Simple Ownership of the property once settlement, deed recording and title transfer is completed.

Should there be a clause in the purchase agreement indicating the type of ownership i will have or is that aspect of ownership and terminology relevant for completely different purposes ?
