Of course, the wear and tear was through the roof and the water heater or HVAC never seemed to perform to his liking when it is summer and you have 14 breathing, walking talking 98.6F meat-sicles in the house warming it up.

He is now out of the hospital and wanting to return to the property due to it being only about 3 blocks from the medical district where he has his doctors and does his breathing treatments.I can request proof of his admittance and wife's admittance if need be but I believe what he is saying is legit.

For example, if you are doing a rental arbitrage model and paying 1000 in rent 300 in utilities I would at least double this to make a profit cover depreciation of the furnishings and leave some extra breathing room just in case.
