You have to make things over the top or in very good aesthetic condition to do well.

For aesthetics I’d worry more about the cabinets and the brick fireplace.

Especially if the home aesthetics and footprint are comparable, there is still good rental supply available.

You can add the nice looking deck and aesthetics over the year to prep it for an airbnb when you are ready to move out.

But that is an aesthetics decision, not because it has been a problem. 

The CCR’s could include exterior aesthetics then go down the road of issuing warnings, fines, eventually lien and foreclosure if you need to (if your state allows that, mine recently limited the ability of HOAs to impose fines and place liens/ foreclose).

I don’t want that large of a window in my shower, for privacy reason and aesthetics. 

I do believe it's probably a question of 'when', not 'if', but at the moment, I don't see how that prototype saves any money, considering running wiring & plumbing with solid concrete walls (you'd likely furr over them with conventional stud framing, and would be building 2 walls instead of 1), meeting energy codes in different climates, envelope tightness, and satisfying aesthetic preferences.
