Sometimes we forget to include all costs or many variables.

It generally has a variable rate and a ten year time horizon. 

If you factor in the different variable expanses for 5% for maintenance, Cap Ex, and Vacancy; the cash flow is -$25. 

There are variables at play in closing as a percentage.

As compared to stock investing, there are many more variables that you are able to control.

Also there’s the time variable......we are all on the same clock.

The Comp Sale method and REI in general have enough variables in them already for the average investor; adding in the wrinkle of buying above market value is not something I'd do in general.
