I've looked at Quicken Property Manager and didn't like it - was not very user-friendly and didn't seem to offer any real advantages over basic Quicken.With only one property, I'd keep the Quicken you have now.

not really sure how one can flip 100 props to end users per year unless you are DR Horton or Lannar,  I have done about 100 in a year, (about 500 overall ) but to investors with smaller spreads. 30k is terrible if you are all in 250- 300k ++++ Sure 30k is great if you are all in 100k.
