They've neglected their recordkeeping all year long and now find tax time to be very stressful.

Builders are stepping up to meet demand, and buyers are taking advantage of opportunities in new construction that they simply can’t find in the existing-home market right now.

I find distressed properties but, never know what to do with them.

The property must be able to self-sustain from the rents received if you are financing using an FHA loan (rents must be able to cover 100% of the PITIMI). this does not apply to 2 unit, and I'm finding that some lenders will use all units for this test (assigning a rent value to the owner occ unit) and others will only use the non-occupied units for this test. its a hurdle to be aware of if you intend to buy MF using FHA. 

You probably also find a huge difference between SFR, Small multi and large multifamily.

Regardless of how a certain asset class is doing, an investor like yourself can ALWAYS find a good deal in any type of property.Now, my general suggestion for all of my CFO clients is the gradually move up the unit spectrum/asset type as you build up your portfolio.

The interest rate increase has made it much more challenging to find good RE investment opportunities in San Diego (I have not purchased in 3 years in San Diego).Good luck
