Class C tenants are pretty smart , they will turn to a life of crime to pay their bills .Class B tenants are your working stiffs , they will do odd jobs , of find another job even though it pays less .Class A tenants  They get layed off , they wouldnt even consider getting a labor job .

For the PNW I like Walla Walla as a live in investment opportunity, especially if going to school. if the STR requirements weren't so stiff it would be a no brainer for that with the university and all of the wineries.

I think I brought 50k to buy some spent less than 10 and left and I don't think any redeemed I just wrote it off was not worth my time to chase them down.I would think if one had a little army this could play well in small rural counties were the competition would not be so stiff....

If the tennant is showing an attitude of trying to stiff the landlord the landlord will go by the letter of the law, but if the tennant is showing an attempt to fix that which is his responsibility (the stain) the landlord, due to the tennants timely payments, ect, will often tell that good tennant that it is ok because it is time to replace the whole carpet anyway.

Then I can be sure they get paid (and the gc doesn't stiff them and leave me with a lien) and I can also be sure that once I get a good one, I make sure I find a way to try to keep them happy.The same is true for the contractor doing all the "carpenter" type work.
