Connecting the outside condenser to the inside head unit is a small diameter tube with heat transfer fluid (pretty much antifreeze, IIRC).

Electrical - for example, some old houses around here have knob and tube wiring, which is very difficult to get insurance for, and is a legitimate fire hazard.

There is a hole in the wall where the dryer tube, etc. is supposed to vent to the outside.

Inform the neighbor you are interested in purchasing the home; this will inform them you are not a bill collector and they may help you, especially if you offer some kind of referrall if they help you find the owner and you buy it.I just remembered I did a you tube video on this exact subject and gave some free websites and other information on how to guarantee you can find the owner for free.
