Did you know before it happened, that new regulations were coming regarding condominiums that now makes a large number of people both regret buying and now not being able to afford the  payments on the "great deal" they bought a while back?

And I don't think it is as clear cut as people are saying.

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

Just curious what people have ran across to build these days?

I am a wholesaler out of Maryland looking to start content creating on my journey, looking to connect with some people that do the same type of thing.

There's also a lot of mid-term demand in this area from people moving down and waiting on their home to be finished.

There are plenty of people looking to deploy cash into real estate but don’t have the knowledge or bandwidth to run a successful flip or BRRRR.

I've had people put down $30,000 or even up to $50,000 as an option fee.

This was my first big lesson in “letting people down.”
