Money now is very good because you are new and ready to do all the work, but the examples you'll hear about are people posting on BP saying, "well, I did all the work and they got a lot or most of the profit." 

Are you actively looking at specific properties there, or just exploring the market for now?

It's a very local question based on the comps and active/recently sold inventory inside the community.

Most people who invest internationally invest in short-term rentals and, unsurprisingly, that's what Mark is asking about.

All lies and manipulation of people who do not see through him.

From watching the market and myself investing in Bryan/College Station, people are still renting out these properties nicely.They can be leased as a whole or rented by the room and are usually in great areas, close to the university, grocery stores, and restaurants.

Hopefully the permitting people are nice and will offer some guidance.  

I've listened to a lot of BP podcasts and other real estate youtubers, but most of those people invest in places where real estate prices are 3 or 4x what they are here.

You will meet a lot of great people here that will help you on your journey.
