Need new appliances (Fridge, Washer, Dryer, Microwave and Oven) 3.

I am going to look into one of those spiffy new streamlined 203k loans, but from what another poster said, the rates are a bit higher, and there are other fees associated with the loan that might make it more undesirable than say.... one of those 95% LTV loans from BoA.I've never had a hard money loan before, but I see people on this forum talk about them all the time.A missing stove, check, missing fridge, check, missing dishwasher, microwave, washer, dryer, light bulbs, and walls check.

I absolutely love the microwave range idea - that was very helpful! 

If you work on getting discounts you can get range, fridge, DW, and microwave for under $1,500.

Things like: a ceiling fan, one room of custom color paint, a microwave hood, small storage shed, etc.  

I wonder if it would have been better to open the wall between the stove/microwave and the dining room and then add an island parallel with the sink and make a large open kitchen dining area.

No stove just a Microwave and they can buy their own toaster oven. 

Not so much for the dishwasher and the microwave.
