If you don't have keys then shame on you, call a lock smith if they won't let you in after 24 hrs then issue a imidiate vacate due to health concerns due to natural causes.

If I can find a replacement tenant, lets say the apartment was vacant for 12 days, I typically just charge the last tenant the 12 days of rent loss, minus damages, and my cost (re-key, electric switch over, cleaning etc...)

We have a list of "approved" service providers (plumbers, locksmiths, etc) which we provide each tenant on move-in (there is also a copy affixed to the inside of a kitchen cabinet door).

There was a $300 mandatory cleaning fee, $300 break lease fee (they broke lease 1 month early) and a re-key fee but I have no idea where the rest went.

I'd love to lose the hassle of dealing with keys, lock change outs & vandalism (often from Tenants prying open the back to get mail because they lost their key & won't pay for rekeying or contact their Landlord).

Their agent is supposed to unlock the house for the buyers and they are to rekey or change the locks.On HUDs and many other REO we have to do weekly inspections to check for vandalism.
