I think learning how to improve a property is  even more important than being on the sales side of real estate. 

Definitely check their ID (FB is full of fake profiles) and screen thoroughly.... many, many scams out there right now.

Additionally, ask for copies of all tenant leases, any recent inspection reports, and records of capital improvements, such as repairs or renovations.
