I am going thru some horrible time with this trouble some tenant. 

Unless you live in an area where a garage is a must, living space will always get you more money than garage space.So, unless the conversion is absolutely horrible, I would keep it.

My office os also in the Energy Corridor and the commute from Katy is not bad, relatively speaking because Houston-area traffic is generally horrible

A mentor of mine once told me "you're likely a horrible attorney if at least one person hasn't expressed anger over something you've told them a day".

I'm horrible about saving cash for repairs. 

Those turnkey properties in the urban core look good on paper, but the areas are almost always horrible.  

With comps from 3-5 months ago being horribly outdated in some instances, this is easier said than done, but I do wish more Realtors looked at a situation with 10-15 offers as a little bit of a failure rather than a success.

I think it's safe to say that the South side has pockets that are horrible and some that are great -- same as the North side.
