I handled all the phone calls and we held our own open houses. 

And now a new PGA Tour event, the Myrtle Beach Classic, will be held here in May for at least the next 4 years. 

They have a monthly meeting held in Buckhead. 

Purchased my current SFH with a 5% owner-occupant loan held privately by my local bank.

They make anode rods that are cut and held together with wire, almost like sausage links.

But the people who were spending that same $100k and $150 k on the burbs in KC in a little better area, were not cash flowing like crazy, but were cash flowing and guess what, they held their value, their renters didn't vanish. 

I have personally done 4 flips, one was a hold/rental that I eventually flipped and old, one was a house hack, and two I did out of market with HML(my first two were out of pocket) 1 I sold and 1 I held. 

I contacted a title company to officially record the sale, but they are requiring 3 separate closings (and tons of extra fees) because there will be 3 liens/private mortgages recorded (one is the original mortgage that I want to reassign since the interest rate was very low; the second will be held by my son to my daughter for his portion of the equity in the home; and the third is the difference which will be between my daughter and my other LLC). 

He held it for four years and over that 48 months TWO were cash flow positive.

Purchase price: $270,000 Sale price: $310,000 Buy & Hold Single Family | Prices in this area were appreciating so I purchased this under market value and held short term.
