I would encourage folks to watch the American greed episode on Remington financial.. little different they took due diligence fee's  this company is taking money to bird dog deals for them. but it was proven that in almost 20 years Remington funded less than 12 deals and they took in 5k to 10k per client. made millions. this I see is somewhat of a parallel offer to fund the deals make the bar so high that no one ESPECIALLY a newbie can get over the bar..

As for the information out there that's offered, I listen, form my thoughts on what I heard by doing some due diligence, but more importantly, I take what I heard and formulate my own approach or outlook on the subject.

The other thing about legitimate lenders is that they are usually trying to 'check a box' on a due diligence form.  

If so does your offer contain a contingency clause for contract termination due to property condition or an option period for due diligence.  

I will do further due diligence to make a better decision. 

Do your own due diligence and don't take my viewpoint for your own investment strategy.  

It's a large financial investment; hence I'm performing my due diligence....something every savvy investor would do before making a deal.
