Does any one know if a non conforming cottage doesn't match tax records, can it be converted into a conforming one?

This area is loaded with lakes so you see a lot of these small cottage style houses as well as very large newer builds.  

Unless you are talking that the wall is Swiss cheese the wall will be fine.

Most all turn key providers welcome RE agents bringing them buyers.. you would be no different.. the folks who responded above have all carved out a cottage industry doing this... it can be fun and rewarding and pay pretty well.
