Regardless of the market you choose, please make sure you have reliable boots on the ground (agent, contractor, handyman, bird dog) to check our potential properties and be able to respond in the event of an emergency. 

I have business checking accounts for each entity, and business Amex and Chase Ink cards, which keep this all a closed system.

Ive been investing for a few years now and have 3 properties which are STR's and all cash flow.I own all these properties under my LLC which is the holdings and operating.I have a bank account with Chase where all the money from these rentals is deposited which is under this same LLC and I am a single member.Now that I am getting ready to graduate college and take investing more serious what is the best structure for me?

Sure you have to pay the wholesalers, but then you're not paying to chase leads and payroll.

In conducting a background check, I learn the applicant's current neighbors hate him, he's on a first name basis with the local police or he has a variety of other social/criminal issues chasing him.4.

Mine is:1) Out of state investing is much harder than it looks2) Chasing cash flow and doors hasn't been a good experience and be cautious if doing this.I'm not going to sugarcoat this. #1: I invest the Bay Area with a SFH (solely owned) and a multi-unit (co-owned).
