They really didn't know what to title me as I run our Leadership Development (see below), our RADD Scholarship Program, assist in planning our Farming and Ranching Operations, and just about anything the Senior Executive Staff throws at me with limited guidance and intent. 

Appreciation is great, but not when all of that appreciation is eaten by the repairs you aren't doing.

I guess it's just too many factors to consider and it easy to get overwhelmed and cannot get accurate info and estimation when I conduct analysis (ex. property tax rate, insurance, maintenance fee, rent, repair, closing cost, etc.)

That aside, If it were me I'd get a professional estimate of what repairs would cost, and make the decision to keep or sell based on that. 

If property values appreciate well, you might be sitting on a property that's worth a great deal more than todays ARV, especially if you can complete some of the repairs while your grandmother still lives there.
