Partial or Split 1031/121On this I am less familiar, but I am quite sure one can perform a partial 1031, giving the 1031 treatment to the investment portion of your equity, and I am pretty sure this goes for the 121 home sale exclusion as well, so that *I think* an option might theoretically be to do a 1031 with the investment side of the duplex and a 121 with the side you're living in.

Having a single form is a big plus but curious if the tax treatment changes.Yeah the acquisition cost is huge, I remember them doing $150-$200 referral fees to help drive growth.Definitely agree with you, aggregators will have access to tremendous amount of data, be interesting how they might use it or share it (if allowed).

That was what municipalities used in water supply and waste water treatment plant design.75 gallons were resulted from conservation: Take 2.6 gallons time 15 taking a leak (40 gallons per person) +5 gallons per shower, 30 gallons for bath.

You would need to have the intent to buy, rehab and then hold for rental or investment or business use (and not sell/flip) in order to qualify for 1031 Exchange treatment.

When evaluating applicants they all get the same rent and treatment, but there are usually enough non-discrimnatory reasons for the rents to be different after that.

It was nothing major so we just repaired, spot treated for the time being, and moved on.Normally, on top of the spot treatment during the renovation, I would have tented the building after the renovation was complete, just for good measure.
