My goal is to gain a solid understanding of the process, master deal analysis, and ultimately close my first deal.Right now, I’m focused on learning the basics — from finding motivated sellers to building a strong network of cash buyers.

Which counties/areas per your analysis is best for cash flow, appreciation or both?

It’s also worth verifying if Beaumont and Port Arthur have any specific contractor registration or insurance requirements, as local compliance can sometimes impact project timelines. 

Ideally LADWP will prioritize the infrastructure repairs and new service requests to these properties as getting power service in LA can be 6-24 months without project prioritization.
