The deals you've seen in the 2% range, may be well timed (or lucky) swap deals.

We have a 2-unit in Baltimore 21224, the top apartment of which needs a refresh, including painting, minor drywall repair, hardwood floor touch up, cleaning, and a few odds/ends like bulb replacement and maybe swapping out a dishwasher.
