@Heidi Braunhardt Hi Heidi, I am primarily focused on Southeastern Wisconsin (Kenosha and Racine) but also interested in parts of Northern Illinois as they have some good pockets from what I have seen.

Someone else can chime in with the good southern, southeastern or south western areas.IMHO there is no reasons to invest in central (unless you want a trophy strip condo) or the north east (unless you REALLY know the area, live near by and and speak at least a couple languages.)Talk to a couple local property managers and ask them for suggestions on areas and price ranges.

I'm currently househacking a nice little duplex here in Pocatello which has been a great introduction with a lot of "on the fly" learning.My goal is to acquire small multifamily properties from Southeastern Idaho to Northern Utah, eventually scaling to larger multifamily. 

The kicker is we need / want them black framed in either aluminum or fiberglass

I believe all landlords in Milwaukee should join a legislatively focused group like the AASEW (Apartment Association of Southeastern WI).

Here in Florida, tenants keep the blinds closed and hang curtains (and aluminum foil, and all kinds of creative solutions) just to keep the heat out.

Age of the updates (when was the roof, plumbing, heating, and electrical updated)2. is there knob & tube or Aluminum wiring in the building (active or inactive)3. is there an underground tank (oil)4.
