For me, what was talked about above is nowhere near close enough for me to judge or provide an opinion on someone as just because someone changes their name (we have done it several times for different entities) or someone could be co-gp or LP in a deal but not in the limelight) does not immediately set off my radar of "omg this person is not legit or a scam artist". 

Stay consistent, set clear goals, and remember real estate is a long-term game that rewards patience and persistence!

Then set a policy as to how much late rent is enough to ignore vs filing a unlawful detainer (or whatever your state calls it.)

My current goal is to analyze properties for potential deals on BP pro daily and start wrapping my head a general understanding of the process. 

I would also highly recommend you set some parameters when thinking about working with non-accredited investors or if you are one and want to invest on a large deal. 

This sets the right expectations. 

I have great lenders and property managers I can refer you to.In Cleveland, it all depends on what your goal is.
