I ended up for my first vacation rental buying pretty much everything new and furnishing the entire 4 bedroom 2 bath 2200sqft house, it ended up costing me a pretty penny, around 25k-30k, but it was all put on a lease program so I didn't have to have it all paid off for 3 years and wouldn't be charged any interest, so the bonus was I furnished the majority of my place without any immediate money down, the reality is for my market at the time there wern't any real luxury rentals, so I knew it would be worth it in the end.I think a lot of what people suggested on here ring true, ross, costco are great spots.

Ask him for a solid marketing plan - bottom line how does he get his phone to ring - to get deals - if your phone don't ring - you have no business!!

@Ben Leybovich   funny Ben ... but look at the direct marketing piece's that go out those are dumbed down and made to look like some joe blow sent them..So punctuation and grammar may be important in some business environments.. buying real estate especially new folks trying to  wholesale or buy some buy and holds it certainly is not..if it was not for spell check you would be ringing me up as a poor business man with no hope in the industry !!
