Flips are about calculating numbers, all in costs subtracted from sale price equals margins.

The substantial profit margin demonstrates the success of the investment strategy, showcasing not only the ability to identify and capitalize on promising real estate opportunities but also the skill in managing renovations to maximize return on investment.

I tend to stay away personally, maybe unless it was a huge margin deal. 

Judicial,Collateral,Unsecured,Secured,Seller,Syndication ~ confirmed Mortgage Brokers (sophistication, in lending terms) "15% ROI Margins" ~ confirmed ROI unknown tho…Tax attorney(Roth,Judicial, Sophistication) "10% ROI"  Unknown*Accountants (how much and where Terms infrastructure legalities) 7% ROI Unknown*Mortgage broker (lending acquisition all major lenders ,TD,RBC…….

So now think on that, if "profit" is a 20% margin from reno, how BIG does reno need to be vs ARV or acquisition price to get landed 30% equity position in the end????

I myself appreciate the creative thinking, but you'll want to generally be aware of how that would play out if you could indeed do what you're asking.Essentially it means that you would be tying up someone else's property with very little at risk, negotiating a price where you would be making a margin, and then listing it with an agent that would then make more money off the deal.

Frame a storage area in the basement that can add a reason to a marginal rent increase.  

Profit margins that small are not worth all of the risk.

I understand that margins might be tighter, and income may not be as attractive as the STR market, but we also don't have the capital, time, or competitive edge to deal in the STR market in the 30A corridor right now.Don't get me wrong...

I still see deals where the investors have a 35% margin excluding selling costs so there are still deals available.
