Consider a new Seattle law that bars landlords from screening prospective tenants for any criminal history.Passed Monday, the Fair Chance Housing ordinance prohibits landlords from excluding prospective tenants because of their criminal history, from requiring or conducting criminal background checks of those prospective tenants, or from charging them higher rents and security deposits."

Obviously, I will be conducting my house flipping business under a different LLC than my rental business.As for your current situation, I personally would sell the house for at least the appraised value or the value that your real estate agent came up with during their CMA.

If you buy a rent-ready (or darn close to it) property and get decent tenants, that will let you learn what you really need to learn as a newbie in terms of the fundamentals- running numbers, conducting due diligence, managing tenants (or property managers).

If you do flips, that would save taxes, but flips are better conducted via S-corp and there is no way to specially allocate income high earner.
