Earlier today, I visited with a woman from Charlotte who owns a cabin in Pigeon Forge. 

We sold the unit un-repaired to a handyman - for a profit - but it was definitely not a success compared to our normal transactions.The next one the woman had gone through a divorce - but was (sort of) mentally handicapped by it.  

I will hold you accountable, woman!

They get to talking and 23-year-old learns about the special treatment the elderly woman in Unit 6 got from you.

In two different deals a woman seller wanted out yesterday.

I suppose your area does play a part (especially if termites are bad) but I do remember a BP podcast where a woman had invested with her significant other in Salem, MA and they had at least one property that was many hundreds of years old. 

Even telling random people you run into that you're interested in buying houses will get you leads (I once got a lead in a baby shower from a woman who's brother was about to walk away from his properties).- Direct mail: All those flyers clogging your mail box are there for a reason - direct mail campaigns work.
