The security deposit always stays with the unit until ALL parties have vacated. let them work out their issue between the two of them on who paid what, not your problem.Here is some generic wording that can get you started and you can move and change to adpat to your situation;AGREEMENT TO VACATEI/WE ________________________________ hereby agree to vacate thepremises which we now are renting no later than _______/______/______.

I figure my 1st step into this business is to conduct as much research as possible, either watching video or just reading blogs and what not.

I will take anything I can get - book recommendations, real estate agents, locations to consider, what not to do, any useful tips on loans etc.Thank you in advance for any information you can offer, I promise to pay it forward once I can find success in real estate investing.

Looking for experiences of what not to do in any circumstance, and what seemed to have worked well even under fire.Buyers often prefer to have escrow w/title agent (especially in regions where title agents can only work for the buyer)Sellers generally prefer to have their lawyer hold escrow if feasible.With these general guidelines, what are the options/solutions if a buyer wants to use and keep escrow with a particular title agency but seller wishes to choose escrow agent and allow buyer to choose title company. 

The other option is everyone move back to save a ton on housing and sock away paychecks or whatnot.
