Well 50% is a bit much, IF you renovated properly.

I have a few friends that do MTRs in the Denver area and they are doing well. 

Also, how effective is their CRM—does it integrate well with other tools, and does it offer automation for follow-ups?

Well, a large number of our members are rental home/apartment investors but there's plenty of other RE opportunities out there. 

It may sell at a loss if someone else knows that you are trying to get rid of it because of a bad tenancy, but if you can get a well qualified tenant in there, then it may be worth keeping at this point if you can make it get some decent cash flow.

An additional benefit of a detailed engineering-based Cost Segregation Study is that it can increase potential insurance premium savings as well as provide support for the property tax appeals process.

Good potential for appreciation/rent growth upside as well in the next 5-10 years in my opinion with the market still being one of the most affordable in the country.

Still pursue the local service business though - sounds like it could be a good opportunity as well to mix in with everything.
