I already have a plan to do themed rooms, ensuite baths for all bedrooms, and since its commercial zone and is in a commercial area, weddings and parties are ok per zoning.Gururaj - a hybrid model is what seems to make the most sense. 

If you have a duplex, I am not sure why the other tenant "non-messy" tenant didn't give you a ring about the grass/weeds situation?

From the little bit I know from reading about start-ups, it is very tough to break into that ring without some help or knowing people in the industry.

Oh my, my ears are ringing from all the noise! 

I was a "We Buy Houses" sign guru and my phone never stopped ringing. 

but I Also saved many from getting led around by the nose ring from so called investors who were really just all hat and no cattle.. have to guard against the wanna be investor also.   

. - i.e. digital door locks, wifi controlled thermostats, ring camera on the exterior entrance.  

Two of the shower curtain tension rods were just plain missing and they had all ripped up the paint quite badly, so I decided to replace them with permanently installed shower curtain rods, and then I provided liners (in tan, not white, for longevity) that I affixed to the wall with velcro to lessen the oversplash damage, which came to about $28 per bathroom with tax, including the dollar store shower curtain rings. 

How you do anything is how you do everything and that adage usually rings pretty close to accurate.
