Having said that I own a very small 1 bedroom that has been a great rental because it is in an area with almost no hotels.  

I remember when I told my accountant, who personally invests in hotels, apartments and single family; that I was getting into notes, his comments was.. 

This can be a touchy subject here in Hawaii...most folks rely on the hotel industry for employment...VRs can/do take away revenue from hotels. 

Since then I've bought 4 more buy & holds, flipped 2 homes, sold 4 of the 5 buy & holds, and have passive investments into various commercial properties including a hotel in Dallas, a new construction of a student housing apartment in Central Texas, a land deal in Austin, TX, and a commercial real estate fund specializing in Class A residential assets in NYC.I'm looking to continue my real estate education, expand my network base, share my knowledge and experiences with others, and ultimately get into syndicating of my own deals.Happy to help anyway I can and look forward to getting to know the BP network!

We make enough now she would likely get a hotel room until I was done with the renovations. 

It may cover a hotel bill and meals temporarily until the repairs are done.

I would rather drive for 3 hrs than have to fly & pay for a hotel for a few days to take care of issues & then fly back. 

AS @Russell Brazil  says there will for sure be another recession that's a given.but who can time it.. and will it be regional.. there is always mini recessions and hot markets.just look at when a factory folds in some smaller burg.. or like right now look at South Carolina which is ON FIRE for jobs.Boeing 787New Volvo factory not yet manned but thousands of jobs and support coming in the next yearMercedes building a new factory same thing.building a new embarkation debarkation for cruise ships in Charleston  14 hotels under construction in Charleston.. then look at another market where not much is happening and won't be happening.but right now real estate is hot and frankly its pretty solid right now.I am not sure on the MF side that kind of goes up and down on over building .. and commercial as well.Like I probably would be a little nervous in the Mall space or some commercial with brick and motor kind of changing.But with the owner occ resi seems pretty solid.. no sub prime NO liar loans.. 

I would rather not spend tons of money on a hotel or, god forbid, an apartment while I house hunt.
